OVERVIEW
Villa Scotville is 227 m2 in size and situated on a very large corner plot of 771 m2 in a quiet area of Dalyan, yet is only a 12 minute walk (per Google) to Migros supermarket in the centre of Dalyan.  The villa benefits from some fabulous mountain views with the rock tombs visible in the distance and is currently furnished to a high specification.

The design and planning stage of our detached villa took 3 months and the build itself started in December 2013 and completed in May 2014.  The property was added to the Tapu in 2022 and no illegal additions were added between the completion in 2014 and 2022, nor since.

Below is a description of our modern, insulated and fully air-conditioned Dalyan private villa which is now available for sale.

LOUNGE
The main lounge area is dual aspect and has a glazed wall of glass on one side bringing masses of natural light into the main living space and 2 windows on the opposite side of the room.  Mosquito nets are fitted to the tilt and open uPVC windows.

The living area is configured with 2 x two seater taupe fabric sofas, table lamp, coffee table and 2 x 3 piece nest of tables.  The practicaly designed TV unit has an open shelf with drawer underneath.  Two side storage compartments provide ample space to keep books and daily essentials.  40" smart LED TV with HDMI connections sits on the TV unit.

Ever felt like putting your feet up in front of a lovely wood burning stove, well  in the  winter  months  you  can do just that, as in the living room in Villa Scotville we have a wood burning stove.  For the rest of the year there is a powerful Inverter air conditioning unit with surround air flow to making stay more comfortable during the really hot summer months in Dalyan.


The Morso 7440 cast iron wood-burning stove imported from Denmark has 3 glass panels for panoramic viewing and creates a nice cosy feel to the room, with an energy class rating of A+.  It is the smallest module based stoves made by Morso and also fits in perfectly as an elegant piece of furniture.

A large archway from living area leads to the spacious separate dining area and fully fitted kitchen.
DINING ROOM
The dining area is situated within a large bay window bringing in extensive natural light.  The room overlooks the pool and is a very welcoming area with an extending dining room table with 6 chairs, though is large enough to sit 8.  Above the table is a 3 light diner industrial ceiling light.

The bay window has 3 tilt and open windows with cream coloured roman blinds which have an additional sunblock lining.

Mosquito nets have been fitted to the 3 windows.

In 2023 we installed a UK style single switched 13A power socket with 2 x USB (2.1A).  The socket has smart USB connectivity and is suitable for use with mobile phones, tablets, MP3's and other USB charging devices.  The USB auto detects the USB device and adjusts the charging pattern to suit and will go into standby mode when the device is fully charged.

The dining room and kitchen have been brought together to give one very large open-plan area, but could easily be altered to make 2 separate rooms.
KITCHEN
This modern kitchen is well-designed and features a spacious granite worktop with travertine splashback tiles. It includes a built-in fan-assisted oven with a grill, a microwave, a four-burner gas hob, a 9kg washing machine, a dishwasher, and a full-size fridge/freezer (new March 2025). All appliances come from Vestel.

Storage is plentiful, with a mix of base and wall units, including a four-drawer base unit and a tall larder unit, all fitted with brushed nickel T-bar pull handles. It has matching plinths and panels for a cohesive look.

The kitchen features a stainless steel Franke sink with a chrome tap. Essential equipment such as a kettle, a four-slice toaster, a Nespresso machine, and white porcelain dinnerware are available. A fire blanket is provided for safety. There is a large window above the sink area equipped with a built-in venetian blind, which can tilt open and has a mosquito net.

In the evening, the LED integrated ceiling light can be turned on for illumination. It has a mix of UK and Turkish style electrical sockets placed conveniently throughout. An inverter air conditioning unit is also installed, which can be controlled via Wi-Fi when you are not at the villa.
DOUBLE BEDROOM
Upon entering the bedroom, you will find a uPVC window on the left and two full-length windows that can be tilted or fully opened. All windows are fitted with mosquito nets.

The double bedroom is spacious and filled with light. It includes built-in wardrobes that offer plenty of storage with shelves and separate drawers. There are two matching bedside cabinets, each featuring two drawers.

The king-size bed measures 2 metres in length and comes with a high-quality orthopaedic mattress.

A three-quarter length mirror is positioned next to a power point.

The room is equipped with remote-controlled air conditioning.

Additionally, it boasts a large en-suite shower room.
DOUBLE BEDROOM EN-SUITE BATHROOM
The en-suite bathroom is both spacious and bright and has a white 3-piece suite with modern sliding door shower enclosure 1200mm x 800mm with sleek frame, WC and wash hand basin.

2 drawer wall-mounted vanity unit provides ample storage.

On the north facing wall is a good sized uPVC window with a fitted fly screen.
TWIN ROOM
The twin bedroom is very spaciou and has air conditioning, a wall of built in wardrobes with a good-sized mirror in the middle unit and coat hangers, bedside cabinet, lamp and alarm clock.

The single beds are 2 metres in length and have quality orthopaedic mattresses.

The bedroom has 2 tilt and open windows with mosquito nets.

FAMILY BATHROOM

The spacious bathroom has a shaver point and excellent storage in the vanity unit.

There is a mirror on the wall and a glass shelf.

The family bathroom is situated next to the twin room.
READING NOOK
The taupe fabric accent chair, strategically placed in front of the window beneath the gracefully curving staircase, creates an ideal nook for enjoying a beloved book or indulging in a restful nap. Complementing this cozy setting are two antique brass industrial wall lights, which facilitate late-night reading sessions.
WINDING STAIRCASE & LANDING
Wide marble winding staircase, both spacious and light leading to first floor with wrought iron balusters finished in black, triple pendant centre light and four torch shaped wall lights in antique brown with champagne coloured glass shades.  The turret at the top of the stairs is finished in wood.

The double-glazed French doors in the upstairs hallway let in a huge amount of light and provide access to the 1st floor terrace.
SNUG / BEDROOM 4
The first floor features a distinct air-conditioned sitting area designed for peaceful reading and relaxation, basking in sunlight from the early morning hours. This cozy nook, referred to as the "snug," is furnished with a two-seater sofa and two single chairs, complemented by two tilt-and-open windows equipped with mosquito nets. The Turkish carpet depicted in the accompanying photograph is on loan from Huseyin Boge, who operates a shop on Maras Cd, conveniently accessible from the square in Dalyan.

Additionally, the snug is equipped with a Morso stove, adorned with a squirrel motif on its side, and the expansive double glass windows of the Morso 2140 stove provide a splendid view of the flames. Although the stove has yet to be installed, a second chimney has been constructed to facilitate its proper placement within the snug. All necessary components, including cast iron pipes for connecting the stove to the chimney and flue liner, are onsite.

The snug was originally designed to be a bedroom and has it's own separate dressing room / storage with floor to ceiling wardrobes.
SNUG STORAGE
There is a room from the snug that has a uPVC window and is fitted out with wardrobes and drawers.  We currently use this room for storage, but if the snug was to be converted to a fourth bedroom it could become a dressing room or even an en-suite.  When the villa was being designed the room was sized to be an en-suite.
MASTER BEDROOM
The bright, spacious bedroom with en-suite bathroom has air conditioning, fitted recessed wardrobes, bedside cabinets, lamps, hairdryer, hair straighteners and digital alarm clock.

The king size bed is 2 metres in length and has a quality orthopaedic mattress.

There is ample storage for your clothes in the fitted wardrobes.

There is a three-quarter length mirror situated next to a power point.

The room has remote controlled air conditoning.

The bedroom has 3 tilt and open, 2 of which are almost floor to ceiling in height (1800mm x 850mm).  All windows are fitted with mosquito nets.
MASTER BEDROOM EN-SUITE BATHROOM
Spacious en-suite bathroom with large rectangular walk-in shower, 1200mm x 800mm, waterfall taps, mirror with light above and shaver point to the side. 

Under sink cupboard for storage.

The bathroom is fully tiled and has a large north facing window with fitted mosquito net.
1ST FLOOR TERRACE
The 31 square metre first floor terrace is accessed via the French doors which open inwards from the hall.  The terrace provides some lovely views, including the rock tombs in the distance.

The terrace benefits from from being completely covered, so offers welcome shade in the height of the summer when the sun is really hot.  There is ample privacy due to the high wall to the back and side of the terrace.

Relax with a drink in the evening on the large cushioned wooden chairs (six) which were specially made for Villa Scotville by the same carpenter who made our kitchen units, along with the small wooden tables (two).

From the first floor you can look down on the pool and garden below.  This is a massive terrace area with antique travertine floor tiles and bordered with wrought iron railings.
SWIMMING POOLS & SUNBATHING AREAS
Villa Scotville features an expansive swimming pool measuring 52 m², designed for endless summer enjoyment, complete with wide, easily accessible steps leading into the shallow end. The depth of the pool begins at approximately 1.3 meters in the shallow area and gradually deepens to 1.7 meters at the far end.

Additionally, there is a separate relaxation pool of 5 m² equipped with seating. Water cascades from this relaxation pool into the main pool, creating a tranquil waterfall effect.

For younger members, there is a distinct 5 m² children's pool adorned with a vibrant mix of blue mosaic tiles.

All pools are finished with blue mosaic glass tiles and feature underwater LED lighting for an enhanced ambiance.
DOWNSTAIRS  COVERED TERRACE
Extensive covered terracing on ground level with outdoor furniture for al-fresco dining.

The large covered terrace is accessible from either the patio doors in the lounge, the main entrance door, or the garden.

The terrace has a dining area with table and chairs for 6 to enjoy outdoor meals or barbeques.

The area is great to relax and enjoy the tranquil evenings and the beautiful views over the stunning pools, garden and onto the mountains beyond.
GARDEN
The outdoor space is remarkable, as one would expect from a 771 square meter plot of land. It boasts a diverse array of flowering shrubs, including white jasmine, honeysuckle, bougainvillea, and oleander, along with nine fruit trees, such as lemon, pomegranate, and mandolina.

If you also purchase the 771 m2 plot in front of Villa Scotville, you will gain access to an additional 17 fruit trees, including plum, cherry, apple, orange, lemon, mandolina, blackcurrant, and fig, all situated in a large raised bed.

The property features a stone barbecue accompanied by a tiled workspace, which includes a power point for convenience.

Next to the barbecue area, there is a spacious crescent-shaped stone seating area with a tiled table.

The garden is enhanced by a variety of lighting options, including mini pedestal, twin, and single globe post lights along the stone pathways, as well as wall lights on some of the boundary columns.

As evening approaches, you can activate the night lights in the garden, pools, and terrace, allowing you to enjoy the peaceful and tranquil environment of Dalyan as the sun sets.
